{"id":12654,"date":"2019-10-27T10:00:59","date_gmt":"2019-10-27T13:00:59","guid":{"rendered":"https:\/\/thelaker.ca\/?p=12654"},"modified":"2019-10-27T10:00:59","modified_gmt":"2019-10-27T13:00:59","slug":"residents-cool-to-revised-ingram-drive-development-proposal","status":"publish","type":"post","link":"https:\/\/staging-z.thelaker.ca\/?p=12654","title":{"rendered":"Residents cool to revised Ingram Drive development proposal"},"content":{"rendered":"\n<p><strong>WINDSOR JUNCTION:<\/strong>\n The applicant of a proposed development at the end of Ingram Drive in \nWindsor Junction has submitted revised concept plans and supporting \ndocuments to HRM, much to the dismay of local residents who are ready to\n push back against it yet again.<\/p>\n\n\n\n<p>The documents are currently under\n review by HRM planning staff, residents were told. The developer took \ntime to get the information in as they were exploring options and \nrevisions to the concept plan, HRM Planner Stephanie Salloum told Andrea\n Withers, one of the concerned Fall River residents, in an email.<\/p>\n\n\n\n<p>Salloum\n anticipates there will be more public consultation for this application\n given the public attention that it has received and the time which has \npassed since the last public meeting.<\/p>\n\n\n\n<p>\u201cHowever, we are not certain  what form this consultation will be in and have not scheduled a date as  yet because we are still reviewing revised documents provided by the  applicant,\u201d said Salloum in the email, which was sent to <em>The Laker<\/em>.  \u201cThere would also be another opportunity for the public to provide  input directly to Council at the public hearing. <\/p>\n\n\n\n<p>&#8220;A public hearing would  be scheduled after the staff report is completed and the application is  proceeding to Council for a decision.\u201d<\/p>\n\n\n\n<p>The email continues saying \nthat all residents who were notified about the previous public meeting, \nand attendees who may not have been on the original mailing list but \nsigned in at the last meeting, would be notified about any future public\n meeting or public hearing regarding the development.<\/p>\n\n\n\n<p>W.M. Fares \nArchitects, on behalf of Perry Lake Developments, submitted the revised \ndocuments looking for a site specific amendment to the River-Lakes \nSecondary Planning Strategy (SPS) under the Municipal Planning Strategy \n(MPS) for Planning Districts 14 and 17 (Shubenacadie Lakes). It is to \nenable a residential development at the south end of Ingram Drive and \nwest of Highway 102, Fall River, known as Opportunity Site C\/<\/p>\n\n\n\n<p>In \nthe revised documents submitted to HRM, and according to the update on \nHRM\u2019s planning portion of its website, the applicant wishes to develop a\n mixed residential development on a 30-acre (12.8 ha) property.<\/p>\n\n\n\n<p>The proposed development consists of:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>three single unit dwellings at the end of Ingram Drive;<\/li><li>19 townhouses fronting on a private shared driveway off Ingram Drive;<\/li><li>three, 40-unit, multiple unit dwellings at the end of a private share driveway off Ingram Drive;<\/li><li>142 dwelling units at a density of 4.7 units per gross acre;<\/li><li>Retention of 60 per cent of the site as open space; and<\/li><li>Retention\n of most of the McDonald Sports Park Connector Trail on the property \nconnecting Canterbury Lane Park to the end of Ingram Drive.<\/li><\/ul>\n","protected":false},"excerpt":{"rendered":"<p>WINDSOR JUNCTION: The applicant of a proposed development at the end of Ingram Drive in Windsor Junction has submitted revised concept plans and supporting documents to HRM, much to the dismay of local residents who are ready to push back against it yet again.
