{"id":42581,"date":"2024-02-10T07:30:00","date_gmt":"2024-02-10T11:30:00","guid":{"rendered":"https:\/\/thelaker.ca\/?p=42581"},"modified":"2024-02-10T07:30:00","modified_gmt":"2024-02-10T11:30:00","slug":"ipoans-ending-restricting-fixed-term-leases-will-put-thousands-at-risk-of-losing-homes","status":"publish","type":"post","link":"https:\/\/staging-z.thelaker.ca\/?p=42581","title":{"rendered":"IPOANS: Ending, restricting fixed-term leases will put thousands at risk of losing homes"},"content":{"rendered":"\n<p>[adrotate banner=&#8221;93&#8243;]<\/p>\n\n\n\n<p>[adrotate banner=&#8221;169&#8243;]<\/p>\n\n\n\n<p><strong>DARTMOUTH:<\/strong> A new survey of rental housing providers by the Investment Property Owners Association of Nova Scotia (IPOANS) is highlighting the importance of keeping fixed term leases.<\/p>\n\n\n\n<p>The January 2024 of survey of more than 180 Nova Scotia rental housing providers showed that fixed term leases are often used to provide housing to supportive housing organizations, students, rent supplement recipients, Department of Community Services clients and financially precarious individuals.<\/p>\n\n\n\n<p>Rental housing providers responding in this survey reported providing housing for supportive housing organizations and those using rent supplements in more than 7,400 units.<\/p>\n\n\n\n<p>\u201cThis survey shows how important fixed term leases are to providing affordable, accessible housing to a wide range of Nova Scotians,\u201d said Kevin Russell, Executive Director of IPOANS.\u00a0<\/p>\n\n\n\n<p> \u201cIt also sends a clear message to the politicians, government and others that ending or restricting the use of fixed term leases will put the housing of thousands of Nova Scotians at risk.\u201d<\/p>\n\n\n\n<p><strong>ADVERTISEMENT:<\/strong><\/p>\n\n\n\n<p>[adrotate banner=&#8221;206&#8243;]<\/p>\n\n\n\n<p>[adrotate banner=&#8221;105&#8243;]<\/p>\n\n\n\n<p>When asked what they would do if government eliminated or restricted the use of fixed term leases, rental housing providers reported back that:<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 46.89% would stop renting to supportive housing organizations;<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 43.5% would stop renting to people receiving rent supplements from Housing Nova Scotia;<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 45.2% would stop renting to Department of Community Services clients;<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 48.9% would stop renting to students; and<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 78.53% would stop renting to tenants at high risk of rent default.<\/p>\n\n\n\n<p>\u201cThe contrast is clear \u2013 with fixed term leases, we get lots of housing choice.\u00a0 Without fixed term leases, that housing goes away in significant numbers,\u201d added Russell.<\/p>\n\n\n\n<p><strong>ADVERTISEMENT:<\/strong><\/p>\n\n\n\n<p>[adrotate banner=&#8221;34&#8242;]<\/p>\n\n\n\n<p>[adrotate banner=&#8221;71&#8243;]<\/p>\n\n\n\n<p>Eliminating or restricting fixed term leases would also result in rental housing providers \u2013 representing over 5,700 rental units \u2013 making the following changes in their operations:<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 24.31% would leave rental units empty;<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 55.8% would sell their property or properties;<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 29.83% would repurpose their property to another use; and<\/p>\n\n\n\n<p>\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 63.54% would stop future investments in rental properties\/switching to other type of investments.<\/p>\n\n\n\n<p>\u201cRent control has made Nova Scotia\u2019s housing crisis worse and increased homelessness in this province.\u00a0 Governments can\u2019t afford to make an even worse mistake by ending or restricting fixed term leases,\u201d concluded Russell.<\/p>\n\n\n\n<p>[adrotate banner=&#8221;54&#8243;]<\/p>\n\n\n\n<p>[adrotate banner=&#8221;31&#8243;]<\/p>\n","protected":false},"excerpt":{"rendered":"<p>[adrotate banner=&#8221;93&#8243;] [adrotate banner=&#8221;169&#8243;] DARTMOUTH: A new survey of rental housing providers by the Investment Property Owners Association of Nova Scotia (IPOANS) is highlighting the importance of keeping fixed term leases.
